Our Conveyancing Services
We assist with the legal process of buying and selling property in the Northern Territory.
- 01
Contract review
We review contracts of sale before you sign, explaining any conditions or risks. This applies whether you're buying or selling.
- 02
Property searches
We arrange the searches needed to confirm details about the property. This helps identify any issues before settlement.
- 03
Settlement coordination
We manage the settlement process and liaise with the other party's representatives. This includes coordinating with your bank if finance is involved.
- 04
Off the plan and new build purchases
We advise on contracts for off the plan and newly built properties. These contracts often include different terms to a standard purchase.
What Happens Between Contract and Settlement
After a contract of sale is signed, we review its terms and confirm any conditions that need to be satisfied, such as finance approval or a building and pest inspection. We then arrange the relevant property searches and liaise with the other party's representative to prepare for settlement, keeping you updated as key dates approach.
In the lead up to settlement, we'll ask you to provide documents such as identification and, if applicable, evidence of finance approval, and we'll explain why each is needed. On settlement day, we coordinate with your bank and the other party to finalise the transaction, and we confirm with you once settlement has occurred.
Questions
- What does a conveyancer or property lawyer actually do?
- A conveyancer or property lawyer manages the legal steps involved in transferring ownership of a property, including reviewing contracts and coordinating settlement. This helps identify issues early rather than discovering them at settlement.
- What searches are typically carried out during conveyancing?
- Searches can include checks on title, zoning and any registered interests affecting the property. Which searches are relevant depends on the type of property and the transaction.
- What happens if a property doesn't settle on the agreed date?
- If settlement doesn't occur on the agreed date, there are specific processes and potential consequences set out in the contract. What applies depends on the reason for the delay and the contract terms.
